For every investment project that Iberia Bridge Partners participates in, we provide the unique opportunity to all our U.S. investors to join us in guided and exclusive tours visiting the project site location and development, connecting with our firm partners and key project stakeholders, and experiencing the beautiful Spanish Mediterranean area in a true white glove experience.
Structure: Our syndication structure is designed to align the interests of our investors (limited partners or LP) and the sponsor (general partner or GP), ensuring a mutually beneficial partnership.
Iberia Bridge Partners, as the sponsor, we manage every aspect of the investment, from sourcing, underwriting and structuring the deal to actively overseeing construction and project performance and managing the complete disposition of the asset. We source high-quality and exclusive opportunities from trusted developers acting as private lenders or equity partners in premium projects that meet our rigorous standards. While we earn fees for our expertise and work—such as a modest acquisition fee for securing the project, a management fee for ongoing oversight, a capital management fee and a disposition fee—our real upside
comes from the success of the project. These fees enable us to deliver top-tier service, scale our operations, and continually invest in the best tools, talent, and market insights to benefit our investors to provide a true seamless experience.
Investors receive a preferred return of 8% on their capital before any profits are shared, ensuring their investments are prioritized. After the preferred return, profits are split 80/20 with the majority going to the investors. This structure incentivizes us to deliver exceptional results, as our earnings increase only when the project outperforms. By partnering with us, you benefit from our expertise, local market knowledge, and commitment to maximizing returns while sharing in the success of a carefully structured and managed investment.
Asset selection begins with identifying high quality residential projects in prime Mediterranean locations followed by a preliminary financial feasibility analysis of the project and developer track record.
Site visit to assess the physical and operational characteristics of the future asset. Legal, technical and financial due diligence are then carried out to ensure the integrity and potential of the development.
Finally, the project is brought to our investors, the investment vehicle is created by our legal team and the capital is raised from each individual investor, allowing the project to begin once all evaluations and approvals have been completed.
